A Mini-Split That Leaks Water Does Not Automatically Have a Refrigerant Problem

Water under a ductless head is often a condensate drain, filter, or ice issue. How South Florida homeowners should separate drainage from refrigerant before they approve work.

Water is usually condensate, not a refrigerant puddle

A ductless indoor head makes water while it cools humid South Florida air. That water has to leave through a drain route. When the path clogs, loses slope, or backs up at a pump, water shows up on the wall, the baseboard, or the floor under the head. That pattern is common and it is not the same thing as a refrigerant leak.

Refrigerant leaks are serious and belong in measured testing. They do not usually present as a clear water puddle under a head that is still cooling. Ice that melts after a shutdown can also look like a mystery leak. The first job is to describe what you see without guessing the chemical.

What to record before the visit

Note which head leaks, where the water appears, how long after startup it starts, the mode and setpoint, and whether the head recently ran hard on a humid afternoon. Say whether the drain uses gravity or a pump. Mention recent wall work, filter cleaning, or a head that sat unused for weeks.

Turn the affected head off if water is actively damaging the finish. Drying the wall while the head keeps running only hides the source. Photograph the stain pattern and the outdoor unit area if more than one head shares the system.

Filter condition matters. A packed filter can reduce airflow, encourage ice, and change how condensate forms. Clean accessible filters per the manufacturer instructions before you assume the coil is failing.

Drain slope, traps, and pumps

Gravity drains need a continuous downward path. A sagging line, a poorly pitched chase, or a termination that sits underwater after rain can push water back to the head. Condensate pumps need power, a clear discharge, and service access. A failed pump often shows up as an intermittent leak that tracks runtime.

Do not pour random chemicals into a line you cannot see. Do not pull the head off the wall unless you know how to support it and reseal it. Those steps belong on a service visit with the right parts on the truck.

When refrigerant still belongs in the conversation

Ask about refrigerant when cooling capacity falls, ice forms on the line set or coil under conditions that point to low charge, or a prior visit added refrigerant without finding a leak. A sealed system is not supposed to consume refrigerant like fuel. A recharge without a found leak deserves a clearer diagnostic note.

Water alone does not prove a refrigerant problem. Weak cooling plus ice plus oily residue at a joint is a different evidence set. Keep those observations separate on the work order so the approved scope matches what was tested.

If several heads lose capacity while one head only leaks water, say so. Shared outdoor problems and single-head drain problems need different parts and different approvals.

Humidity load and room use

A head that cools a humid Florida room with open sliders works harder and makes more condensate. That is normal. It becomes a service issue when the drain cannot keep up or when the head ices because airflow is restricted.

Compare the leaking head with another head under similar setpoints and door habits. One dirty filter or one blocked drain can explain a single-room leak while the outdoor unit and other rooms continue to work.
